TL;DR
Wondering whether you'll have to pay your buyer's agent? You're not alone.
The answer depends on the brokerage, the transaction, and the agreement you make before you begin. This article explains how buyer broker compensation works, what questions to ask, and how Buyer's Edge has believed in clear, written fee agreements since 1991.
Questions We Hear Every Day
How does a buyer's agent get paid?
Since 1991, Buyer’s Edge has used a written buyer agency agreement that clearly explains our fee. It has always stated that compensation received from the seller's side offsets all or part of our client's agreed fee. In most transactions, our full fee was paid through cooperative compensation offered by the seller.

Do I really need my own buyer's agent?
An experienced buyer's agent does much more than schedule showings. They help you evaluate homes, negotiate price and terms, identify potential risks, explain disclosures, coordinate inspections, and protect your interests throughout the transaction.
We chose to represent only homebuyers long before buyers-only became a buzzword. Why? Because we wanted the freedom to give honest advice, even if that meant telling a client to walk away. That's the value of independent buyer representation.

We'll explain your options, answer your questions, and put everything in writing before you hire us.

What Does It Cost to Work With an Exclusive Buyer’s Agent?
A 2.5% - 3% Fee based on the Total Sales Price is our typical arrangement with the vast majority of our clients. We will work hard to find the best properties, help you evaluate them correctly, and negotiate on your behalf to get the best terms possible.
Our clients understand that if they agree to purchase a property under the terms of our buyer agency agreement, we will be paid. We agree to defer that payment until the day of settlement as a convenience to our client. The cost of representation should reflect protection, not pressure.
Any commission paid to Buyer’s Edge through the listing agent or the seller will be credited against the fee that we are due from our client. In this way, it is clear that we work for our clients, that they agree to pay us, and any and all funds we receive from the seller side will be fully disclosed and credited to our client to pay our fee. Understanding the real cost of conflicted representation is essential.
Buyer’s Edge Other Fees Structures
We occasionally have clients in exceptional circumstances where working with us on a different buyer’s agent fee structure can be particularly advantageous. Over the years, we have worked with clients on many different structures and are happy to discuss these with potential clients up-front to develop a plan and a fee structure that makes sense.
A few of the buyer’s agent fee structures we occasionally work with:
Hourly Fees
Lump-Sum Fees

We Do Not Accept Bonuses on Our Own Behalf.
Sometimes, a Seller will offer a bonus to the broker who brings in a Buyer. Buyer's Edge will collect a bonus on behalf of the Buyer, and the sum is credited to the buyer at settlement.
