Home buyers throughout North America have gained a new ally with the formation of the 150-member National Association of Exclusive Buyer's Agents (NAEBA).
The NAEBA is the first organized, professional association dedicated to the advocacy of home buyers' rights and the expansion of the "exclusive buyer's agent" concept in the United States and Canada.
American home buyers used to be dependent on traditional real estate agents, known as listing agents, to locate and offer contracts when they were buying a home. Yet traditional agents generally represented the home seller's interests, not the buyer's.
But in recent years, many home buyers have found new help by turning to exclusive buyer's agents. Independent buyer agencies have no listings or conflicts; instead, they research the entire real estate market for the buyer, then assist the buyer in making an offer, negotiating a price and arranging settlement.
Results of a survey taken by U.S. Sprint indicate that the use of an exclusive buyers-only agent has saved its relocating employees an average 5 percent on the final purchase price of a new home.
Membership in the NAEBA is restricted to agents who only work for buyers and have no traditional real estate firms. NAEBA is organized as an independent alliance of real estate professionals whose companies represent buyers only. Their main mission is to ensure that consumers receive professional advice and support from their agents when buying homes.
